Four things that decide what a ranch sells for

Land does not sell like a house. There is no price per square foot, the comparables are thirty miles apart, and the buyer is usually financing it differently. This is the part we do every week.

  • Step 1

    Price it on comparable dirt

    Sold comparables, not asking prices, adjusted for water, cover, access, frontage and what the valuation actually is. An honest number early beats a reduction in month four.

  • Step 2

    Market it to land buyers

    MLS and IDX syndication, aerial and boundary mapping, and the buyer list a firm builds by working one region for years rather than chasing listings statewide.

  • Step 3

    Handle the questions land deals turn on

    Minerals, easements, water rights, survey gaps, ag rollback exposure. These are what kill a ranch contract between option and close, and they are answered here rather than referred out.

  • Step 4

    Close it, and stay reachable after

    Most of our sellers were buyers first. The management and wildlife work is how that relationship keeps going once the file is closed.
