The work before the offer

A tract can look perfect and still be a bad buy for reasons that never appear in a listing photo. We work through all of it before you are under contract, not after.

Most brokers can sell you a ranch. We are the ones you call every year after that.

  • Listing and buyer representation, 40 to 20,000+ acres
  • Land valuation grounded in verified comparable sales, not per-acre folklore
  • Due diligence: survey review, access and easement analysis, mineral and surface use, pipeline and utility encumbrances

I already have a broker.
Good — keep them for the sale. Talk to us about what happens the day after. Most of our management clients came to us owning a ranch somebody else sold them.
My neighbor runs cattle on it for the exemption.
That works until it doesn't. Wildlife management use can hold the same valuation without a single head of livestock, and it improves the property instead of grazing it down. Let's look at what your ground qualifies for.
