Dimmit County has a national reputation among whitetail hunters, and ranches here trade in a market that is largely disconnected from agricultural comparables. Buyers are purchasing a hunting program, and they price it that way.

Brush composition is the thing to understand. The mix of guajillo, blackbrush, granjeno and mesquite that produces the county's deer is not uniform, and two adjoining tracts can hunt very differently.

As in La Salle County, Eagle Ford activity is significant. Existing infrastructure can be either a meaningful income stream or a genuine impairment to a recreational buyer, depending entirely on placement.
