Boerne anchors a county of limestone, live oak and spring-fed draws, close enough to San Antonio to commute and scenic enough that recreational buyers compete with residential ones for the same ground.
That competition shapes everything. Tracts here are generally smaller and dearer per acre than in the brush country, and the value drivers are different: elevation and view, tree cover, water features, and whether a property carries a valuation that can survive a change of ownership.
