The Lead Product

The Wildlife Valuation Review

A half day on your property with the biologist, plus a written assessment, for a flat fee. You find out whether your ground is a candidate for wildlife management valuation — before you commit to anything.

  • An on-the-ground habitat and range condition walk-through
  • An assessment of whether the property is a candidate for wildlife management valuation, and what it would take
  • A recommended set of practices from the seven approved categories, matched to the ground and to a budget
  • A written summary with photographs and mapped locations
  • A clear scope and price for the full plan, if you want to proceed

Why Owners Do This

It answers the question that actually matters

Most owners running a grazing lease with a neighbour have never been told wildlife management use is an option. This is how you find out, on your own ground, from the person who would write the plan.

It is your land, not an average

Two adjoining tracts can qualify very differently depending on cover, water and history. A walk-through answers for your ground rather than for the county.

You get something in writing

A written assessment with photographs and mapped locations — usable with your CPA, your attorney, or the next owner.

Defensible pricing

A flat fee for a defined deliverable, not an hourly consulting relationship you have to guess at.

It opens the other doors

Owners who do this often need management too, and some will sell within five years. Either way you will have had a biologist on the property first.

Buying, Not Owning?

The pre-purchase version

Before you close, know whether the valuation survives the sale and what this ground can actually carry.

The same product, sold to a buyer under contract during the option period. It is straightforward due diligence, and it is the highest-leverage thing this firm does — because it puts a biologist on the property while you still have the right to walk away.

If you are working with another broker, that is fine. Bring us in for the assessment.

Questions

Before you book

What does the review actually cost?
It is a flat fee for a defined deliverable rather than an open hourly engagement. Contact us for the current figure — pricing is confirmed at booking so you know the number before anyone drives out.
Am I committing to a full plan?
No. The review ends with a scope and a price for the plan. Plenty of owners take the written assessment and sit on it for a season, and that is a perfectly reasonable outcome.
I am under contract on a property — is this useful before closing?
That is the highest-leverage version of it. During the option period we can tell you whether the existing valuation survives the sale and what the ground can actually carry, while you still have the right to walk.
What do you need from me beforehand?
The county and property ID, roughly how many acres, what the land is currently doing, and whether there is an existing agricultural or wildlife valuation on it. We pull the appraisal district record before the visit.
