What Bexar County actually is
Bexar is the metropolitan county — San Antonio and the ring of municipalities around it. Most of what trades here is residential, but the land business lives at the edges: tracts on the far west and south sides where the city has not yet arrived, and where the buyer is often weighing a holding period against development pressure rather than a grazing plan.
Parcels are typically smaller than what we sell further out, and the questions change with them. Utility availability, platting, floodplain and access off a county road matter more than carrying capacity. So does knowing which side of a future thoroughfare alignment a tract sits on.
We work Bexar mostly for owners who bought acreage years ago and now find the city closing in, and for buyers who want a base near San Antonio without giving up room.
