What Karnes County actually is
Kenedy and Karnes City sit in the middle of Eagle Ford activity, and that has shaped land ownership here for more than a decade. Surface and minerals are frequently in different hands, pipelines and pad sites are common, and a surface use agreement can matter more to a buyer's plans than the acreage figure.
Underneath the energy activity it remains genuine agricultural country — cattle, hay and hunting leases, with mesquite and brush over much of it. Tracts tend to be larger and better priced per acre than anything closer to San Antonio.
We would not put a buyer under contract in Karnes without a clear picture of what is severed, what is leased, and what the surface owner actually controls.
