Real County is canyon country. The Frio River cuts through the middle of it and the ground rises hard on both sides — bluffs, side canyons, and cypress bottoms that look nothing like the brush country two hours south.

It trades almost entirely on recreation. Whitetail and axis, river frontage, and weekend places for buyers out of San Antonio and Austin. Tracts are often smaller than the brush country ranches and priced far higher per acre, because what is being bought is the canyon and the water.

Terrain is the thing to verify. Dramatic elevation is what makes this country valuable and also what limits it: buildable area, septic siting, and wet-weather access can all be constrained on ground that photographs beautifully.
