What to work through first
- Does the ranch carry an agricultural valuation?
- Most working ranches in South Texas carry a 1-d-1 open-space agricultural valuation, which holds property taxes far below market rate. That valuation attaches to the land use, not the owner — but it can be lost if use lapses, and rollback taxes can reach back five years plus interest. Confirm the current status with the county appraisal district before closing.
- How is water handled?
- Ask for well logs, depth, static level, production rate, and which groundwater conservation district governs the tract. Surface water rights are separate from groundwater and do not automatically convey.
- What conveys with the sale?
- Livestock, equipment, feeders, blinds, and hunting leases are all negotiable and should be itemized in the contract rather than assumed.
