Recreational Land for Sale in Medina County
Recreational buyers are usually buying a second place rather than an income stream. Drive time from San Antonio or Austin, road access in wet weather, utility availability, and whether the tract can hold a structure tend to drive the decision more than raw acreage.

What to work through first
- Can I build on it?
- Check deed restrictions, minimum tract size for septic permitting, and county subdivision rules. Some tracts are restricted to a single dwelling; others prohibit mobile homes or short-term rental.
- What utilities reach the property?
- Electricity may be at the road but not on the tract, and the cost to run service can be substantial. Water is frequently well-only, and septic requires a percolation test.
- Is access legally recorded?
- A road you can drive is not the same as recorded legal access. Deeded easements should appear in the title commitment — not just on a plat.
